How to judge any title estimate — ours included
In New Jersey, title insurance premiums are set by a state-filed rate manual, so the premium itself shouldn’t vary much from one agency to the next. What does vary — sometimes a lot — is everything else on the page. Here’s what to check before you pick a title company.
- Compare the service fees, not the premium. The premium is regulated; the fees are where companies differ.
- Ask for an itemized breakdown. A single lump-sum 'title charge' is a sign someone doesn't want you looking too closely.
- Check what's included. Some quotes leave out searches, recording, or endorsements that show up later as 'extras.'
- Hold us to it. Your final settlement statement should look like your estimate — and if something changes, you'll know why before closing day.

How to evaluate this estimate
We aim to be accurate, but the final figure can move with transaction- or lender-specific requirements, and every quote depends on the information you provide. A change in purchase price or loan amount will change the estimate most. Other items that can affect it: additional endorsements, a chancery abstract, a corporate status report, or probate copies. This estimate does not apply to commercial or foreclosure properties.

Realty Transfer Fee calculator
The Realty Transfer Fee is paid by the seller when the deed is recorded. Buyers pay an additional 1% on residential sales over $1,000,000.
The Realty Transfer Fee (RTF), sometimes called the realty transfer tax, was created in New Jersey in 1968 to help cover the cost of tracking real-estate transactions. When the deed transfers to the buyer, the seller pays the RTF based on the sale price, and paying it is a prerequisite to recording the deed.
In addition to the seller’s fee, a 1% fee is owed by the buyer on residential and commercial transactions over $1,000,000 — one percent of the sale price, due when the deed is recorded. The fee is usually collected at closing by the settlement agent or attorney responsible for recording the deed, and the revenue is shared between the state and the counties.
The RTF does not apply to sales under $100 or to transfers between spouses or between parents and children. Senior citizens, blind or disabled persons, and low- and moderate-income housing remain exempt from the state portion of the basic fee.
